What are other first time buyers doing? The tax credit extension and expansion in November has fueled new discussion about home buyers and the housing market in 2010. Here’s a look at first-time buyers in 2009.
The median age is 28, significantly down from where it was in 2005 at 32.
Location or Neighborhood was the No. 1 “must-have” for 36% of buyers.
2 out of 3 sellers paid at least part of the buyer’s closing costs.
76% used their own savings for the down payment.
1 in 4 had help from their family for the down payment.
As elevated levels of distressed properties are expected to continue for the next few years, here is a glimpse of buying a distressed property: 
27% of foreclosures* were purchased by investors.
47% of distressed* properties were purchased by first-time buyers.
89% of those first time buyers that purchased a distressed property were motivated by the $8,000 tax credit. 7 in 10 agents have seen an increase in multiple offers.
Approximately 3 out of 5 agents discuss the differences between buying distressed and traditional properties at the buyer consultation.

We received our property tax assessment, have you? Did yours increase even though your property value decreased? Do you understand how this happens?
O.K., here’s a course in Property Tax 101.
Let’s say a property is worth $200,000, and property tax is assessed at 1%, so property taxes on this property are $2,000.
Property values drop and it’s now worth$180,000; so we would think our new taxes should now be $1,800, yes? Then how come it’s assessed at $1,980, a drop of only $20? And we’re also seeing an increase in the school district, etc., so the new taxes are now assessed at $2,120 for an increase. An increase with lower property values.
It’s because the government is used to getting its $2000 and in order to continue getting it they play a numbers game. If taxes were assessed at 1% and property values drop, they just adjust the rate, or the 1% to 1.1% for a new property tax of $1,980 and get the same amount as before. It’s all in the rates, a numbers game.

“West Valley City is committed to helping our residents be safe, not only at home, but on the streets, at school, while shopping . . . everywhere they go.” Mayor Dennis J. Norfeldt.
There are several events throughout the month of August to help residents learn more about what they can do in their neighborhoods to combat crime and drug activity. It all starts on August 3 at the Utah Cultural Celebration Center with a Kick off event and Safety Fair. The event will include a K-9 demonstration, a UHP helicopter, McGruff the Crime Dog and several other notable participants. On August 4th 30 West Valley City Neighborhoods plan to participate in the National Night out Against Crime. There will be street parties, petting zoos, carnivals, spaghetti and potluck dinners throughout the city. The City Council, Police and Fire departments plan on attending as many events as possible.
Stay informed and participate. We want the world to know how wonderful it is to live in West Valley City.
